Wow! It was standing room only yesterday in our office for the Downing-Frye company web site training class! I hope everyone walked away with some great information on how to best use the new tools that are available to agents and their clients on the new Real Estate Web Site DowningFrye.com

We went through the features of the front end and back end that agents can use to enhance their offering to their listing clients and buying prospects. We discussed how to sign prospects up for Automatic Property Email Updates, how to enter Open Houses, and how to manage listings. Jenn Buck here. The Real Estate Web Design business is keeping us busy! We are working on some exciting projects and this week just flew by!

Thank you to Downing-Frye Realty, Inc for inviting us to their monthly meeting this week at the Naples Daily News! It was a great meeting with lots of new info, ideas and energy and we enjoyed the tour of the new facility. It is awesome!

Being in the business of Real Estate Web Design and internet marketing. We still recommend spending your marketing budget, or at least a good portion of it on the internet though. You can't beat the numbers when it comes to reaching out to the broadest market of buyers and if you're selling, you want the most exposure for your property.

We chatted at the meeting about the exciting Social Networking features that we have been developing for the new company web site DowningFrye.com, as well as several of our individual agents. You can now find Downing-Frye on Facebook, Twitter or on their new Blog! They have been connecting, connecting, connecting and we are thrilled with the interest their profile is generating! Social Networking is here to stay and it is an excellent way to reach out to potential clients and market your listings.

We found out some great info about The Vineyards from Beth Abraham who is with The Vineyards New Home Sales Division. She is very enthusiastic and if you get the opportunity to work with her, I think you will be very pleased with her knowledge of and enthusiasm for the community.

We are in the process of working on a new web site for our friends at Property Management Professionals of Southwest Florida Inc. We will be going "live" with it sometime in the next week. We'll keep you posted on where to find it.

What A Great Month We've Had!

What an excellent month September was! We are really excited about the momentum that's building for us in our Real Estate Web Design business and for our awesome Realtor® clients in their businesses.

So many great things happened...where to start?

We were busy, busy, busy designing Real Estate Web Sites for a number of new clients in Naples and Bonita Springs. We have been following up on the service for those clients and our existing clients by offering several web site training classes, that we had great participation in! We added a new class this month on social networking that really garnered some interest from our Realtors®.

Actually, several have since, had us set up Facebook, Twitter and Blogging Accounts for them and streamline the process of adding content by integrating the feeds so that a post to one, will propogate automatically into the others. Can you say "viral marketing"! This is awesome! Training classes for Downing-Frye agents on how to participate in and use the great tools available on the new site were on our schedule about 2-3 times last month and a number of agents came by to learn how to sign clients up for automatic email updates on properties they're interested in, add their open houses to the site, and how to manage their listings and modify their bio and contact information.

You can turn Facebook and social networking sites into money-making generators for your real estate business, said panelists of REALTOR® Magazine’s Young Professionals Network during the session “Marketing Strategies That Work” at the 2009 REALTORS® Midyear Legislative Meetings in Washington, D.C.

Facebook recently helped Koki Adasi-Efuya, of Long & Foster Real Estate in Rockville, Md., land and connect with three clients, he said. Soon after he reconnected with a high school friend on Facebook, his friend asked Adasi-Efuya to sell his house. And that led to a surge of referalls.

After the sale, the friend’s sister called and asked him to sell her house. They communicated via Facebook during the selling process, since she lived an hour away. Soon after, the friend’s father contacted Adasi-Efuya—also through Facebook. He wanted to sell his house, too.

Adasi-Efuya said that reaching out to his friend wasn't a strategy to build business; he was just sending a message to say happy birthday. But now he knows that just like in real life, expanding his sphere of contacts on Facebook can lead to new clients. SALES UP 87 PERCENT
Report Shows Inventory Declines 13 Percent

NAPLES, Fla.-September 11, 2009-Buyer conditions couldn’t be better in the Naples area as
August culminated in strong sales, according to a report released by the Naples Area Board of
REALTORS® (NABOR), which tracks home listings and sales within Collier County (excluding
Marco Island).

Overall pending sales, which are a key indicator of buyer activity, increased 87 percent with 862
contracts in August 2009 compared to 461 contracts in August 2008.

“Consumer confidence continues as every geographic area experienced an increase in both
pending sales and closed sales, for the 12 months ending August 2009,” said Phil Wood,
President of John R. Wood REALTORS®.

“For the 12 months ending August 2009, the Naples area pending sales increased 47 percent
compared to all of 2008. This signifies the market is improving,” stated Jo Carter, President of Jo
Cater & Associates.

The report provides annual comparisons of single-family home and condo sales (via the
SunshineMLS), price ranges, geographic segmentation and includes an overall market summary.
The statistics are presented in chart format, along with the following analysis:

Overall closed sales saw a 38 percent increase with 545 sales in August 2009 compared
to 395 sales in August 2008.

Single-family pending sales increased 86 percent with 483 contracts in August 2009
compared to 260 contracts in August 2008.

Single-family pending sales for properties less than $300,000 saw a 106 percent increase
with 344 contracts in August 2009 compared to 167 contracts in August 2008.

The available inventory decreased 13 percent to 9,163 in August 2009 compared to
10,532 in August 2008.

According to Brenda Fioretti, Managing Broker of Prudential Florida Realty, “The average days
a property was on the market decreased 21 percent to 160 in August 2009, down from its peak of
202 days on the market in May 2008. This decrease demonstrates that buyers are motivated.”

Condo pending sales increased 89 percent with 379 contracts in August 2009 compared to 201
contracts in August 2008.

“The condo market continues to improve as pending sales increased 90 percent in August 2009.

Hi All. Just a reminder that if you have a real estate blog, you want to be sure that you are posting your real estate listings to your blog. There are several ways you can incorporate your listings. Below is a sample of a post on one of our agent's blog. Be sure to add a photo of your real estate listing. Add the subdivision, city your listing is in, a description of the property, links back to your real estate web site for more details on the property, as well as a link to a real estate search (IDX) tool on your web site. You will want to be sure to label your post also with appropriate key words. Another great idea is to incorporate an RSS feed of your real estate listings into your real estate blog so that your property listings feed in automatically. You can see an example of this on the side bar or the bottom of our blog. Why We Don't Want Our Clients To Use ListHub To Syndicate Their Listings

Well, in theory this sounds like a great service, but it's misleading! If you have your own web site, and you choose to syndicate your listing through ListHub you may end up losing a lead!

Here is the issue.... When you enter your listings into the mls, and you do not deselect the ListHub feature, ListHub will take over syndicating your listing to a number of major databases. You'd think that this is a good idea, but ListHub's syndication can drive people interested in your listing back to your local board of Realtors, not you, personally.

If your current web design company (Hopefully, Jeff & Jenn Buck) or IDX provider offers their own syndication feature, in our opinion, you are much better off submitting your own syndication feed and driving leads back to your personal web site. How do you know what happens to a lead when they visit your local board's web site? They can generally get lost in a sea of properties and other Real Estate Agents! The board's web sites are not best suited to distribute and capture leads.

Don't lose your leads! For Jeff & Jenn Buck's clients, we strongly recommend opting out of the ListHub syndication when you enter your listing. As our clients know, we are very protective over their leads and you should be too. Your leads are best served when directed to your personal web site. We have all put a lot of effort in creating some of the best real estate web sites in the Naples, Bonita Springs, Estero and Ft Myers areas. Here you can offer them email updates on the properties they are interested in, limit access to other Realtors®, create a value by offering community info, and where you are the primary contact and lead generation goes to you!

I'm not saying that ListHub wouldn't be an ok option if you don't have and IDX system, but our clients have the strongest IDX system out there, so you're a step behind not driving people back to your own site. Our sites can do all ListHub does and more! If you don't currently have a real estate web site that offers a syndication feature, you should contact us, Jeff & Jenn Buck. The option to create dynamic title tags for each listing increases the likelihood of them being picked up by major search engines, and being distributed throughout the internet, increasing their visibility and exposure.
